Marketing Tips for Sellers
There are many things you can do to increase the likelihood of you property selling. Listed below are some marketing tips to help you.
1) Maximize your Internet exposure - the National
Association of Realtors reported 84% of home buyers used the Internet when
searching for
a home.
In addition to MLS, you want to be
listed on several other sites.

2) De-clutter - Straighten up & clean up the house.
Remove any unnecessary furniture - especially items blocking or obstructing doorways.
Keep pictures, figurines, candles, & other decorative items to a minimum. While these items have significance to you, your objective is to have potential buyers visualizing their items & furniture in the home. When they start doing this, it's a pretty good sign that they are interested in purchasing the home.
Put away your valuables. You don't want your diamond earrings walking off.
3) Clean & vacuum the carpets & floors.
4) Neutralize - Most people like a home that is light, bright, &
spacious. Therefore, you should paint your walls light neutral colors such as
white, yellow, beige, cream, or similar colors. Red & white
striped is definitely out unless you are marketing to elves.
5) Landscape - You want your house to have curb appeal. A nicely
trimmed lawn, well groomed hedges, & a newly pressure washed driveway
and roof are much more appealing than a house covered in cob
webs with an over grown lawn.
6) Make repairs - Investing a few dollars in repairs to the home
can make a huge difference. Not only can it increase the odds of receiving an
offer, but repairs could make a difference in the price you
negotiate.
7) Kitchens & Bathrooms should be kept as clean as possible.
8) Pets - While many of us consider our pets to be part of the
family, Dana & I included (we have three cats), they don't help help out in the
marketing process. A barking dog or dirty kitty litter box
don't increase the likelihood of your home being sold. If possible, try to find
a sitter
for your furry companion during showings. Some buyers won't
even enter a house with a pet in it.
Your goal is make the home feel as new and welcoming as possible.
